From ANALOG magazine - A roadmap to the next Frontier: Ideas on how to get into space cheaply.

I rate this book fairly high because of the first three chapters.
The first chapter sets up the basics of expanding human presence out past the earth's surface, both mechanisms and incentives.
The second chapter is a detailed explanation of an as-yet not built method of getting equipment, supplies and people into earth orbit, called a skyhook. Although described in this 1996 book, the principles are still sound today.
The third chapter is very good. It is Zubrin's popular recommended method to put humans on Mars, first for exploration, eventually to colonize.(Mars Direct) His method has been popular ever since as it is efficient, safe and relatively cheap to alternatives. It is also based on starting with existing technology, not needing to wait indefinitely for unproven technology as seems to be the current NASA situation.

The remaining chapters are good, but my favorites are those first three.
The last few pages in the book list references documenting ideas, theories and work mentioned in the book, by chapter. ( )
