A very easy-to-follow book that won't overwhelm you if you are just starting to consider an Airbnb business. The book will give you the ins and outs of getting started.
This book is also helpful for people who rent through Airbnb. It gives you ideas of what you should expect as clients, like the house rules and location manual.
I liked that the book is written in plain language without jargon. It is a perfect introduction for a newbie and a good book for people who may have started an Airbnb business but need a bit of help growing their income.
I like books that share real insider tips and tricks, and this book did that. I learned:
-- you don't have to accept all guests,
-- there are tools to track pricing and set up your business on automation (MarketMinder, PriceLabs),
-- you don't have to own a property to get involved (lease then rent or start as a property manager & get a cut of the profits),
-- you will need additional property insurance,
-- you may need to set up an LLC,
-- there are other options besides the standard Airbnb as Airbnb Experiences and Airbnb Plus.
The book will help you set realistic expectations of how much work an Airbnb business is. The authors don't claim it is easy and will make you a millionaire, but instead tell you the many things you have to take care of (reviews, cleaning, automation and pricing strategies, management, key exchanges, customer communication, etc.) to be successful. It takes a lot to make any business successful, which is no different from an Airbnb business.
There are two things that I wish were in the book:
1. actual examples with numbers and
2. real customer/owner stories
It would be great to have an example of a property bringing a certain amount of money, how often it was rented out, and its expenses and profits. Even better would be reading about a property that was losing money and turning profitable after implementing some of the strategies. That would be powerful. Also, having stories of challenging situations as an owner would have provided a face to the actual business. Stories can be compelling. ( )
